How do I work with Coastal Homes NW?
Thanks for your interest! For both of our communities, we offer homes that feature thoughtful and livable floor plans with attractive interiors and exteriors. We present finished homes to prospective buyers for their consideration and invite you to sign up to our VIP email notification list to be alerted when new homes are coming to market.
How much are the homes?
Homes are priced when they’re completed. Prospective clients on the VIP email notification list will be alerted of final pricing and open houses approximately three weeks before open house events.
Do you work with realtors? Do I need a realtor?
We sell homes directly to buyers, and we work with Ticor Title to ensure a smooth transaction for all parties. We’re also happy to work with your realtor if you have one.
What’s the difference between homes in Seaside and Gearhart?
Homes in Seaside (at Blue Heron Point) are built on 6,000 square foot lots. They’re sided with Hardie Plank and finished with surfaces and appliances that are offered at a more accessible price point. Blue Heron Pointe is within walking distance to the new school complex and the Providence Seaside Hospital.
Homes in Gearhart are built on 10,000 square foot lots and the homes are larger. They’re sided with cedar shingles and they feature higher-end finishes and appliances. Gearhart Meadows is within walking distance to the beach, golf, dining, and shopping.
All homes in both neighborhoods are built with only the highest quality materials by premier tradesmen and women with the utmost of care.
What is the smallest home you offer?
At this time all of our Seaside homes will have at least 1,750 square feet and Gearhart homes will be no smaller than about 2,100 square feet.
Can I tour a home under construction?
You are invited to look at our completed homes at our open house events or by appointment after that. No homes currently under construction can be viewed before public open house events.
Can I buy a lot and have something built later?
Unfortunately, that’s not possible.
How many homes are released every month?
We strive to make 1 or 2 homes available each month.
When will the next house be completed?
The lot maps on the Gearhart and Seaside pages are regularly updated with home release dates.
Can I be first on the notification list?
The waitlist is a pool. We alert everyone who has expressed interest and invite them to attend open houses. This notification will be approximately three weeks before any open house event.
Can I choose a specific color or add something specific to a home?
In order to keep our prices as low as we can, and to build most efficiently, custom design options are mostly unavailable. The only exception is if you sign on for a home while it is being framed or sided, and before the interior portion of construction has started. If that is the case, we offer buyers the option to select wall colors, countertop colors, flooring and tile. Otherwise, our homes are built to have wide appeal, attractive finishes, and thoughtful layouts, and we hope that you will want to call one of them home.
How big are the lots?
Lots in Seaside at Blue Heron Pointe are approximately 6,000 square feet. Lots in Gearhart at Gearhart Meadows are approximately 10,000 square feet.
Do the homes have views?
Territorial views of surrounding areas including the Coast Range are seen from many lots in both Seaside and Gearhart. Views of the Pacific Ocean are not seen from any of our homes, though we are less than a mile to the beach from both Blue Heron Pointe and Gearhart Meadows.
Can I have a boat or RV or basketball hoop?
No boats or RVs are allowed to be parked outside of a garage in either neighborhood. Conditions, Covenants and Restrictions (CC&Rs) protect the integrity of both neighborhoods and can be reviewed here for Blue Heron Pointe and here for Gearhart Meadows.
Can you build a garage big enough to house my boat or RV?
Our home plans don’t allow for oversized garages, unfortunately. But, there are numerous storage facilities nearby to house your boat or RV.
Can yards be fenced?
This is described in more detail in the CC&Rs. Homes at Blue Heron Pointe are allowed to enclose a backyard with a 6’ tall fence, and a side or front yard with a 3’ tall fence. Homes at Gearhart Meadows are allowed to enclose a backyard with a 3’ tall fence. Exceptions are not possible.
Is there an Homeowners Association (HOA) or annual dues required for either neighborhood?
There is no HOA and there aren’t any dues required for either neighborhood. CC&Rs protect the integrity of both neighborhoods.
Can I use this home as a vacation rental on Airbnb or similar platforms?
Unfortunately, the short answer is no. The City of Seaside prohibits vacation rentals east of Highway 101. The City of Gearhart is not accepting any new short term rentals at this time.
Can I purchase a house and use it as an investment rental property?
Long term rentals (30 days or more) are allowed at both Blue Heron Pointe in Seaside and Gearhart Meadows in Gearhart.
What happens if I buy a house and there is a problem with something?
